All client funds, such as deposits and rent money, are further backed with full client money protection provided by Client Money Protect. Other agents are happy to make various charges to prospective tenants in advance of even the contracts being signed. Administrative charges and holding deposits can equal in the region of several weeks rent and many hundreds of pounds. These charges can seriously impair a prospective tenant’s actual rental budget. By contrast, once our prospective tenants have identified one of our properties they will be asked to put down only a one weeks holding deposit to commit their offer while we enter negotiations. Once the offer goes through and is accepted then the holding deposit is credited back or put towards the first month’s rent and tenancy deposit (tenancy deposit is usually equivalent to 5 or 6 weeks rent).
If the landlord rejects your offer then we are happy to refund your holding deposit in full in most cases. Only if a prospective tenant fails to provide or withholds correct or complete application information or subsequently takes back their original offer must we retain the holding deposit to cover our administrative costs. We carry on this low fee policy throughout any tenancy, for example we do not charge administration fees for issuing contracts or negotiating renewals. This means that our tenants’ money can be put towards a better home rather than paying for agency costs, an altogether fairer arrangement for our tenants.
